Happy Thanksgiving! Hope you got a walk around Fairy Lake or a look at Lake Simcoe in between the turkey and the pie. The September numbers are finally in, so here's how Newmarket, East Gwillimbury and Georgina compared with York Region and the GTA.
The short version? More homes came on the market, fewer sold, and buyers had the upper hand in all three towns.
TRREB recorded 893 sales across York Region in September 2026, at an average price of $1,136,650. That's about 13.5% fewer sales than September 2025, and an average about 3.7% lower.
Across the whole GTA, there were 5,040 sales at an average of $1,006,409. That's 9% fewer sales than a year ago, with the average down 5.1%.
The bigger story is supply. York Region had 3,106 new listings in September, up from 2,389 in August, as sellers came back after the summer.
Newmarket had 64 sales in September, at an average of $915,986. That's about $220,700 below the York Region average and about $90,400 below the GTA average. It was also the second-lowest average in York Region, after Georgina.
Homes sold in an average of 33 days on market, quicker than York Region's 38, and at 97% of the asking price on average. There were 4.2 months of inventory (12-month trend), the tightest of our three towns.
Sales were down from a year ago (83 in September 2025), and so was the average price ($1,002,082 last September). Detached homes averaged $1,055,125 on 36 sales.
East Gwillimbury had 33 sales at an average of $1,090,748. That's a small number of sales, so the average can swing quite a bit from month to month.
Homes here sold at 98% of asking on average, the best of the three towns and a touch above York Region's 97%. They took an average of 38 days to sell, right in line with the region. Detached homes averaged $1,182,268 on 25 sales.
Georgina, including Sutton, Keswick and Jackson's Point, had 49 sales at an average of $873,859. Once again, that was the lowest average of any York Region municipality, and about $132,500 below the GTA average.
It was also the most relaxed market of the three. Homes took an average of 46 days to sell and went for 94% of asking on average. Inventory was 6.5 months (12-month trend), compared with 5.0 in York Region. TRREB reports Georgina as one town, so these numbers blend Sutton, Keswick and the lakeside communities together.
For the year-over-year picture, TRREB's MLS® Home Price Index benchmark is the fairest measure, because it tracks a typical home rather than whatever happened to sell that month. In September 2026:
So all three towns softened more than York Region and the GTA as a whole over the past year. That's tougher news for sellers, and a real opening for buyers.
The Bank of Canada's policy rate is still 2.25%, and its next decision is October 28. Fixed rates climbed through late September, but a weaker jobs report in early October took some of the pressure off. As of about October 9, the lowest advertised 5-year fixed rates were around 4.29% for insured mortgages and 4.79% for uninsured ones, according to rate watcher Robert McLister in the Financial Post. Rates change often, so check with your lender or broker for today's numbers.
Buyers: You've got choice and time, especially in Georgina and East Gwillimbury. More listings came out in September, and homes are selling below asking on average. Get your pre-approval sorted so you can move when the right one shows up.
Sellers: Fall brought more competition. Price against the homes buyers can see this week, not what sold in the spring. In Newmarket and East Gwillimbury, well-priced homes are still selling close to asking. In Georgina, plan for a longer runway.
